We like to rent in an atmosphere of mutual respect and are aimed at a group of friends or families of up to 10 people who would like to spend time together in a pleasant environment and warm atmosphere.
The house has been renovated with the utmost care and equipped with every comfort to offer our guests an unforgettable stay. These house rules therefore give an indication of how we prefer to treat the holiday home and its inventory and hope that you will agree and respect them. In this way, we can continue to offer the best possible service to all guests.

On arrival
Check-in always takes place between 16h - 19h. We ask the tenant to inform us a week in advance of a more precise time of arrival in order to make everything run smoothly.
The landlord checks the holiday home on arrival and informs the tenant if anything is not in order in terms of damage or inventory.
Furnishing
All furniture has been carefully selected to accommodate you as comfortably as possible. Therefore, we ask not to move it between different rooms to avoid unnecessary damage and wear and tear on the furniture and walls.
A protective glass was placed on the dining table. Coasters have been provided to put hot pots and pans on the table. Tablecloths and placemats are also provided.
Outside, a large picnic table and garden furniture are provided. We therefore ask you not to move the furniture from the inside to the outside, nor any television or audio equipment. Of course, you can eat outside and use crockery and cutlery.
Please do not open spaces that are locked, the items stored in this space are provided for private use.
For the rest, you may use all items that are in or belong to the holiday home. In all cupboards and drawers you will find a list to help you find and put back your belongings. We ask you to treat the house and its contents with care so that future guests can also enjoy this beautiful place.
Wireless internet (wifi + amplifier) is available in the house, the use of the internet during the rental period is free of charge and entirely the responsibility of the tenant. All internet traffic is registered on our IP address, illegal downloads are prohibited.
The gas fireplace in the sitting area may be used and offers a lot of cosiness. However, we ask you to take special care to use it safely to avoid fire and burns. We also ask you to turn it off every time you leave the house or go to sleep.
Only ever use the linen that was used to make the beds on arrival. Should you fail to do so, you may be charged for the cost of cleaning pillows, duvets and mattresses. Bed linen does not have to be removed on departure.
Please do not throw items that do not belong in the toilets (nappies, wet wipes, sanitary towels, tampons, as well as grease and food) to avoid blockages.
The ovens, fridge and freezer are left tidy and cleaned by the tenants. Kitchen utensils are cleaned and returned in an orderly manner.
It is forbidden to use a deep fryer, gourmet or fondue in the flat. Grease residues are never poured into the sink or toilets.
If you use the dishwasher, we ask that you rinse the dishes sufficiently in advance so that food residues do not remain in the machine. The dishes must also be emptied and clean when you leave.
There is a washing machine and dryer in the basement which can be used freely. Here too, hygiene must be respected and these must be left clean on departure. Animal blankets and heavily soiled clothes are strictly forbidden to be washed in the property's machines. Maximum capacity of the washing machine is 9kg.
A barbecue (including charcoal and accessories) is provided in the garden. Please shovel it empty after use and leave it with cleaned grill on departure.
Please also remember to remove or take back any food you have brought with you from the fridge and freezer.
The holiday home is designed for a comfortable stay for a maximum of 10 people. No more people are allowed to use the holiday home than stated in the written confirmation of the booking. In case of violation, access to the holiday home may be denied. The holiday home may never be sublet. If you rent the house for a certain period, it is assumed that you and the group make use of the house during that entire period.
The tenant remains the main person responsible for the holiday home during the stay and must inform his/her co-occupants of the house rules.
The owners are authorised to put an end to any stay if the group is clearly intolerant or does not respect the rules of life and good neighbourliness, without refunding the rent paid.
The owner may enter his property at any time for (urgent) interventions concerning the interior installations and heating without the tenant's consent. The owner is obliged to respect the privacy of the tenants.
Eco-friendly
As electricity, water and central heating are included in the rental, we ask our guests to treat them like good housekeepers. Electric cars and other vehicles may not be charged from the holiday home's electricity grid. Excessive consumption will be charged.
If you leave the holiday home in between or on departure, please remember to close windows and doors carefully at all times.
We ask tenants to sort their rubbish properly and remove all rubbish at the end of the rental period. There are a number of environmental points near the property where you can deposit residual waste, paper/cardboard, PMD and glass. There is no need to provide a specific waste bin from the City of Koksijde when you bring it to an environmental point. Please note: residual waste can only be deposited in bags of max 30 litres (0.50€ payable at environmental point).
Final cleaning is included in the rental price. However, we do ask you to leave the house (tidy and broom clean) and garden tidy. Used equipment (including kitchen appliances and sanitary facilities) must also be left clean. Cleaning equipment is available on site in the basement. Additional hours needed for cleaning due to an abnormal level of dirt or disorder will be charged and deducted from the deposit.
HOUSE RULES
It is strictly forbidden to smoke in the holiday home. Cleaning up cigarette butts around the property will also be charged.
Animals are not allowed.
Bicycles or other two-wheeled vehicles and children's walking bikes are not allowed in the flat. They can be parked safely in the garage.
Respect the planting and lighting in the garden, do not light fires, setting up tents or windbreaks is strictly prohibited.
The holiday home will not be rented for bachelor parties or other parties.
Out of respect for the neighbourhood and local residents, we ask you to avoid noise between 10pm and 8am. Night-time noise can be fined by the police.
Fire safety and emergency procedures
The property is equipped with the necessary fire detection. A fire blanket is provided in the kitchen under the sink.
A first aid kit is provided in the home.
Own electrical appliances must be technically sound and must not overload the electrical system.
There is no fixed telephone in the building, so it is advisable to carry a mobile phone. A list of necessary and useful numbers is available with the household regulations.
Storing fireworks in the residence and lighting fireworks around the residence is strictly prohibited. Making a bonfire or other form of open fire around or inside the residence is also not allowed.
Lighting candles and tea lights in and around the residence is not allowed.
Damage
Please inform us as soon as possible and within 2h after check-in if items are missing from the inventory. Let us know if you need help. Our phone number is present in the holiday home , so we can solve any problems quickly. We are also at your disposal for information in case of questions about the house or trips.
No one will wilfully damage anything in the house, yet it can happen to anyone that something breaks. We would appreciate it if you would inform us of any damage as soon as possible so that we do not discover it only after your departure. The house is always checked for defects and missing items before new guests arrive. They too should be able to enjoy a comfortable holiday.
Tenants are liable for damage caused by them, co-tenants or guests. Costs for this inflicted damage will be deducted from the deposit. Missing or damaged items or (bath, bed or kitchen) linen will also be charged.
The owner is not responsible for accidents, theft, loss or damage inside or outside the holiday home as a result of your stay in our holiday home.
The tenant is jointly and severally liable for all loss and/or damage to the holiday home, the garden and its furnishings (inside and outside), if resulting from acts or omissions of yourself or third parties who are in the house with your permission.
On departure
Departure from the holiday home must take place on the last day of the rental period at 10 a.m. at the latest.
The collection and return of keys is agreed between the tenant and the landlord. The loss of a set of keys must be reported immediately. Loss of keys and possible replacement of locks will be recovered from the tenant.
